Ground Up: ($50K to $5M | up to 75% of land value or purchase price OR 60% if unpermitted | 100% of Construction |80% of total project costs | 70% Max LTV | LTC Catch Up Draw to raise initial advance to 75% at approval of required plans/permits post-closing | Full Recourse
LONG-TERM RENTAL LOANS
We offer Longer-Term Rental Loans for the following real estate;
1 - 4 Units Rentals: ($75K to $2M | 30-Year Fixed Rate (Fully Amortizing) | 5/6, 7/6, 10/6 Hybrid ARMs | 80% Max LTC if owned less than 90 days | 80% Max Loan to As-Is Value for Purchase or Cashout Refinance | 1.00X Min DSCR | Full Recourse w/ required 660 Mid FICO Score | Unleased Units will be calculated @ 90% of Market Rent Rate (for purchase loans only)
5 - 8 Units Rentals: ($250K to $3M | 30-Year Fixed Rate (Fully Amortizing) | 5/6, 7/6, 10/6 Hybrid ARMs | 80% Max LTC if owned less than 90 days | 75% Max Loan to As-Is Value for Purchase or Cashout Refinance | 1.20X Min DSCR | Full Recourse or Non-Recourse with Carveouts and Pledge of Equity | Required 680 Mid FICO Score | Occupancy Rate @ Min 90% | Unleased Units will be calculated @ 90% of Market Rent Rate (for purchase loans only)
